An online roof measurement starts from the property address. Imagery and parcel data are used to locate the building, outline the roof, and detect its facets. From that outline the system derives the numbers an estimate is built on: total sloped area, footprint, predominant pitch, and the linear lengths of ridge, hip, valley, eave and rake. Roofers buy materials by the square. Sloped area is estimated from the building footprint times a pitch multiplier (a 6/12 pitch adds about 11.8% to flat area; a 12/12 pitch about 41.4%). A waste factor — commonly 10–15%, higher on cut-up hip roofs — covers offcuts and starter courses. Suppliers round up to full bundles, so small measurement differences can change an order by a bundle or two.
