How online roof measurement works
An online roof measurement starts from the property address. Imagery and parcel data are used to locate the building, outline the roof, and detect its facets. From that outline the system derives the numbers an estimate is built on: total sloped area, footprint, predominant pitch, and the linear lengths of ridge, hip, valley, eave and rake. Automated measurements are estimates — imagery age, tree cover and complex rooflines all affect accuracy, which is why ours are clearly labeled estimated and unverified.
What a measurement report includes
- Total roof area in square feet and roofing squares (1 square = 100 sq ft) — the basis of every material order.
- Predominant pitch (e.g. 6/12) — drives labor difficulty and the pitch multiplier applied to footprint area.
- Ridge and hip lengths — for cap shingles and ridge vent.
- Valley length — valley metal or membrane lining.
- Eave and rake lengths — drip edge, starter strip and gutter runs.
- Roof style — gable, hip or mixed.
Squares, pitch multipliers and waste — the math
Roofers buy materials by the square. Sloped area is estimated from the building footprint times a pitch multiplier (a 6/12 pitch adds about 11.8% to flat area; a 12/12 pitch about 41.4%). A waste factor — commonly 10–15%, higher on cut-up hip roofs — covers offcuts and starter courses. Suppliers round up to full bundles, so small measurement differences can change an order by a bundle or two.
