Free Roof Permit Search

A roof permit search is the process of checking local municipal or county records to see if a permit was pulled for a roof replacement or repair. Depending on the jurisdiction, a permit record will show the application date, the contractor who pulled it, the type of work authorized, and the final inspection status. In coastal Texas, it will also show TDI WPI-8 windstorm certification.

• Check the local building department: Start with the city or county portal. Most jurisdictions have an online citizen access portal where you can search by address.
• Search official records: Look for "building permits", "residential alterations", or specifically "roofing" in the portal's search features.
• Verify the status: An "issued" permit means work was approved; a "finaled" or "closed" permit means the final inspection passed.
• Texas coastal properties: Check the TDI windstorm system for a WPI-8 or WPI-8-C certificate, which is required separately from municipal permits in some areas.

If no permit is found, it does not automatically mean the roof was installed illegally. Some jurisdictions do not require a permit for residential roof replacements, especially for identical materials (like-for-like shingles) or in unincorporated county areas. However, if your jurisdiction does require one, an unpermitted roof can complicate insurance claims or the sale of the property.
